We found this hotel totally by chance online. It's in a 14th century building that has been completely renovated, including the addition of a large patio. The rooms are spacious and have heating and private baths. It's not too expensive, and the breakfast buffet is included in the room. Note that is near the Campo dei Miracoli, where you'll find the famous Leaning Tower of Pisa.
This is a fantastic building opposite the railway station, which has 100 rooms. It is a good choice if your flight arrives in Pisa at night because you can catch the bus at the airport, and within 15 minutes, you can be right in the hotel. The common areas are modernized and well decorated, but the rooms are not. Breakfast is more than fair, croissants are fantastic though, and the walk to the tower is just over 20 minutes. I recommend a hotel on the other side of the river if you are going to stay more than one night. The ambient of the city is different once you cross the bridge.

The truth is that this hotel is very well publicized (the photos of the rooms are quite misleading, and they also say that it is an ancient Tuscan palace). The location is quite convenient as it is situated in a quiet riverside street (shame that is not looking over the river), halfway between the station and the tower square. But the room was meager and even the bathroom, with a minimal screen for the shower, a big person would have difficulty showering safely. Also the musty smell was evident, despite the profusion of air fresheners in the room. We must praise the fantastic breakfast, there is a small courtyard and car parking and a pleasant terrace for a drink, you always have a snack at the reception, or a free chauffeur to take you to the airport exclusively in the hotel´s minibus. These details make it worth a recommendation. In addition, the staff are more friendly and personal than in other larger hotels. PS: Perhaps the rooms facing the courtyard and on the ground floor are bigger, I know some have a bath, ask if you decide on this place.
I want to recount my experience in Pisa, since I had spoken ill of the Pisans. Nothing is further from reality. I went with my husband and 3 children, we stayed at the Pensione Renacente, or what in Spain we would call a hostel. When the door opened and I saw the entrance I thought we screwed up, but instead, when we reached the second floor, where the reception is, I found the lady of the house. Maja is more! An elderly lady, super friendly and playful. She explained that the hostel is an old Castelletto building from 1600. She instructed us how to get the car to our very door. The lady did not speak any Spanish, but she tried her best to be understood. Once installed, she recommended a place to eat and called to tell them to treat us as well. Tavola calda is a simple restaurant, but when you got there and said that we were staying at Pensione Rinacente we were treated like true kings. They served us at the table, treatment which we did not see any other client receive, they strove their best to explain everything and best of all, it did not exceed 35 euros! Each child ate a plate with soda, two adults and 2 courses with drinks and coffee. I certainly recommend that you go through this - Il Baroneto is on Via Cavalca, 62
